What to Expect From Your Inspection

Buying a home can be stressful and intimidating but it is always an exciting experience. Our goal is to work directly with you and be your home buying advocate. We do an ultra-thorough, objective inspection of the home from top to bottom following Virginia’s Standards of Practice and Code of Ethics. Besides finding potential defects in the home, we will provide maintenance suggestions and information about areas and systems to monitor as a reference which will ultimately enhance your living situation and help you take care of your home. We will create a state-of-the-art home inspection report sent to you either on-site or later the same day. We will not leave the job until we have answered all your questions and you are 100% satisfied with our service.

Summit Home Inspections uses state-of-the-art tools and Spectora report writing software. Spectora is the best in the industry and helps us create a detailed yet easy-to-understand home inspection report (view sample report). At your request, we will also share the report with your real estate agent who can then use the built-in “PICRA” feature should you wish to request any repairs from the sellers.

What's Included in a Home Inspection

Summit Home Inspections thoroughly inspects and reports on the following:

  • Structural Systems

    Foundations, grading and drainage, basements, walkways, and floor, wall and ceiling structures.

  • Roofing

    Roof coverings, drainage systems, flashings and skylights, chimneys and other roof penetrations.

  • Electrical Systems

    Service entrance and panels, branch circuits, connected devices and fixtures, smoke and carbon monoxide detectors, and making sure your outlets are GFCI-protected.

  • Plumbing

    Fixtures and faucets, water supply systems, drain, waste and vent systems, water heater, vents, flues and chimneys, and any sump pumps or fuel storage and distribution systems.

  • Heating, Ventilation and Air Conditioning Systems

    Heating and cooling equipment, ducts, vents and flues.

  • *Appliances

    Dishwasher, garbage disposal, range hood, range or oven, cooktop, microwave, trash compactor, bathroom exhaust fans, garage door operator, and other built-in appliances.
